Home Mortgage

You may be a first-time home buyer as someone who is “New to Canada” or you may have a mortgage which is coming up for renewal and/or need to refinance to save on interest costs. Take the time to explore your options. There are a number of considerations to take into account when you are planning to have your home mortgage or refinance your current mortgage.

These considerations depend on your current circumstances (employment, self-employment, down payment and so on…). Every mortgage solution may be different which depends upon your current situation. We need to consider not only interest rate, but look into the right product, mortgage term, mortgage type (fixed or variable), pre-payment privileges, closing costs, mortgage insurance, mortgage penalty.

It’s a very competitive market between different mortgage lenders. Every lender is trying to get a share of the mortgage business. Banking with a particular financial institution, does not mean you are obligated to do your mortgage with them. A review of your financial and personal situation will determine which mortgage lender would be best suited for your application and where you can find the best interest rates. The mortgage rate, terms and conditions offered to you through your bank may not be the best available option for you.

Mortgage Pre-approval is one of the best ways to secure mortgage rates for up to 120 days and give yourself a peace of mind, while you are looking to purchase a home. Please note that a pre-approval doesn’t mean that your mortgage is approved. You will still have to submit all the documentation required to qualify with the mortgage lender.
